Getting to Know Australia’s Property Management Team of the Year

We recently sat down with Director and Co-Founder at The Property Collective, Jarryd Kirchner, to find out how the agency took home the 2024 Residential Property Management Team of the Year award – proudly sponsored by Terri Scheer.
Interview with Jarryd Kirchner, The Property Collective:
Q: The Property Collective’s recent Team of the Year win makes it two years in a row at the REIA National Awards for Excellence – a fantastic achievement. What’s the ‘secret’ to your multiple wins and what’s behind the success of your team?
A: We deliver an end-to-end property management service that’s different to most traditional agencies. More importantly, our services are delivered through a suite of highly efficient internal systems and processes that enable our staff to do what they do best. This means that they can spend more time building genuine rapport with our clients.
Q: You were also recognised individually as Business Development Manager of the Year – congratulations! What do you personally enjoy about working in the real estate industry, and what fulfils you?
A: Having been in the industry for nearly 10 years, I get the most satisfaction from navigating our clients through stressful and challenging times while focusing on education and empowering them throughout the process. We build strong, long-lasting relationships with our clients, and it’s incredibly rewarding to help them overcome challenges and reach their goals. It’s a career that is rich in fulfilment and becomes a lifestyle rather than a nine-to-five.
Q: How does The Property Collective build its team culture, and how does this translate into success?
A: Our culture is the pinnacle of success in our business. We take a holistic approach when it comes to staff development because we believe that our team can perform best when they’re feeling their best. The Property Collective offers fortnightly staff training sessions that focus on topics such as healthy nutrition, meditation and breathwork. By fostering the mental health of our team, we are best positioned to build stronger relationships with our clients.
Q: What advice can you give landlords who are looking for a property manager to support them with their investment?
A: Ask a prospective property manager what happens behind the scenes – run past what clients usually get to see in real estate. Ask them how their business runs, what their systems are and what they are doing differently compared to other agents. Do they offer service guarantees and are they equipped with service panels? Landlords should consider their unique circumstances and make sure their agent is equipped to meet those specific needs.
Q: How does The Property Collective go above and beyond to support landlords and their investment portfolios?
A: We have service guarantees to keep us accountable in the management of each property. This reflects our team’s commitment to delivering on our promises and maximising value for our clients. If we are unable to operate within this scope, we will absorb the costs on behalf of our client. For instance, if a tenant needs to be evicted at short notice, our guarantee is that we will not charge management fees to the landlord while we put the property back on the market.

Q: What trends are you currently seeing in the rental market?
A: The Property Collective operates in Brisbane and Canberra – both markets are experiencing different cycles. In Brisbane, we’ve got record low rental vacancy rates which creates an imbalance of supply and demand and puts pressure on rental property prices. On the other hand, in Canberra we are just starting to see vacancy rates decrease which means that we’ve had to be strategic in how we market and price our properties. Our team is constantly focusing on market trends so we can plan on how to best prepare our clients’ properties.
