Scheer Talks: Personal Approach to Property Management

Find out how Alesha Dietz from Warwick Williams Real Estate uses a personal approach to property management, in the first of a new series of articles.

In 2018, Alesha Dietz was faced with every landlord’s worst nightmare – a trashed rental property and a tenant over 60 days in arrears.

But as a property manager herself, Alesha has been able drawn on her personal experience to better service her clients.

“I feel this is my point of difference as a property manager. I can give that firsthand approach to my clients – having lived the experience myself,” Alesha said.

“I quite often refer back to this story and my landlords can easily relate to it.

“It’s something you never want to experience as a landlord but I’ve learnt a great deal from it and I’m a better property manager as a result.”

Alesha developed a passion for the property market from an early age – setting her sights on purchasing her first home.

She achieved this goal by the time she was 20 years-old. She now has 5 investment properties in her growing investment portfolio.

With a background in Social Science and Psychology, Alesha transferred her skills to specialise in property management and has been in the role for six years at Warwick Williams in Sydney’s inner west.

She started managing 130 properties and is now managing almost 200 properties.

From routine to ongoing inspections or attending to maintenance requests, no two days are the same for Alesha.

She was awarded Performer of the Year in Property Management at the 2020 Australasian Real Estate Results Awards (ARERAS) for the Real Estate Results Network (RERN).

“It was totally unexpected but a pleasant surprise to be recognised for my hard work,” Alesha said.

When Covid-19 hit last year, Alesha was on a family holiday in New Zealand. She returned to Australia and undertook two weeks quarantine.

“Fortunately, I was able to work remotely from home and still support my clients through a very challenging time,” she recalls.

“Many of the tenants were covid-affected and would often ring in tears detailing their predicament. In some instances, the landlord and tenant both lost their jobs.

“Our role was to support both parties. Generally, landlords were understanding and accommodating. We were dealing with people’s homes which is so emotive.”

Alesha said landlord insurance was critical for every investment property.
